Jay White Named Chairman of Tennessee Auctioneer Commission
Agee & Johnson is proud to announce our very own Jay White has been elected Chairman of the Tennessee Auctioneer Commission. The Commission was founded in 1967 and is responsible for licensing auctioneers and firms at all levels. In addition to licensing, the commission is also responsible for enacting rules of or professional conduct and standards of practice.
The mission of this governing body is "to protect the public health, safety and welfare through regulation of affiliate auctioneers, principal auctioneers and public automobile auctions." Jay has proven he is an advocate of the public’s well-being in his many years of fast-talking.
Jay became a licensed auctioneer in 1986 before he was 20 years old and hasn’t stopped since. He is now the broker / owner of Agee & Johnson Realty & Auction where he has spent his entire 39-year career. He presides over more than 60 auctions per year including many charity benefits. On most Saturdays, and even some weekdays, Jay can be found lending his quick-talking skills to the latest auction on the books.

Repair Drywall
Drywall can get damaged during the bumps and scrapes of life, but repairs can be a fairly simple DIY job. Scrape away loose debris near small holes and dents, then fill with a fast-drying spackling compound. larger holes may need a drywall patch.
Inspect Hardware
Fix squeaky door hinges, handles, and loose locks. A squirt of WD-40 should do the trick.
Kitchen Clean-Up
It's the heart of your home. If you're not planning a remodel this year, now is the time to show it a little love. Start with deep cleaning appliances (including vacuuming refrigerator coils for the second time this year) and organizing the cupboards. Update the faucet or lighting fixtures if needed, and do a round of touch up painting for the cabinets.

Reduce Fire Risk Indoors
Check for frayed cords and wires around your home. Clean the stove and oven to help prevent kitchen fires, and be sure you have a fire extinguisher nearby that has not expired. Check smoke detectors (for the second time this year) to ensure they're working properly. In the garage, keep all combustible materials like paint and gasoline in their original containers.
Establish A Family Emergency Plan
What are the best escape routes from your home if there is a fire? Where will you meet if you need to evacuate quickly and not everyone is at home? Discuss the plan with everyone in the family and make sure young children know how to dial 911 if needed. Check your disaster supply kit to make sure it's fully stocked with items like batteries for flashlights, canned food, bottled water, medicines, a battery-powered radio, and a first-aid kit.

With just a couple of exceptions, the fastest-growing cities in America are located in the South, according to new data from the U.S. Census Bureau.
Between July 1, 2022 and July 1, 2023, the most recent data available, Texas cities dominated the list of the fastest-growing 15.
"The population growth across the South in 2023 was driven by significant numeric and percentage gains among its cities," said Crystal Delbé, a statistician in the Census Bureau’s Population Division. "Thirteen of the 15 fastest-growing cities were in the South, with eight in Texas alone."
Top 15 Fastest Growing Cities
Celina, located near Dallas, grew by more than a quarter – a whopping 53 times the national growth rate of 0.5%, according to the Census Bureau.
Outside of southern communities, the only two to make the list of fastest-growing cities were Lathrop, California (13.6%) and Athens, Ohio (8.6%).
When it comes to the largest total gains, San Antonio, Texas was first (21,970), followed by Fort Worth, Texas (21,365) and Charlotte, N.C. (15,607).
Prior analyses by the National Association of Realtors found that people moving within the United States in 2022 tended to leave large states and metropolitan areas to save money amid soaring mortgage and inflation rates.
How is Population Shifting in Cities or Towns in Your State?
Population growth in U.S. cities is also caused by international migration, with 1,138,989 foreign nationals moving to the United States, according to Census data.
States that received the greatest influx of new residents from abroad were Florida (178,432), California (150,983), Texas (128,982), New York (73,867) and Massachusetts (50,647).
When it comes to domestic migration, these states lost the most people: California (-338,371), New York (-216,778), Illinois (-83,839), and New Jersey (-44,666).
States with the biggest domestic migration gains were Florida (194,438), Texas (186,767), North Carolina (97,264) and South Carolina (82,562).

Clean The Grill
Its easy to do and your food will taste even better.
Ceiling Fans
Reverse the setting on your ceiling fans to counterclockwise. This pushes the air down, creating a nice breeze.
Plan For Extreme Heat
Check weather stripping around windows and doors and replace if necessary to help keep the cool air in. Cover windows that receive morning or afternoon sun with drapes.
Conduct Pest Control
Warm weather brings out (and in) bugs and pests. Block all potential entrances to attic and crawl spaces with durable materials like wire mesh or sheet metal, and seal all cracks and openings in your home's exterior, including holes for wiring. A persistent animal can widen almost any crevice or opening.

Lebanon's public square continues to attract new tenants.
One of the nation’s fastest-growing cities is located right here in Middle Tennessee.
Lebanon is the 12th fastest-growing city in the country, according to recently released population estimates from the Census Bureau.
Top 15 Fastest Growing Cities
The Wilson County city, about 30 miles east of Nashville, grew 8.9% from July 1, 2022, to July 1, 2023.
The city and county have been a target for both new residents and corporate expansions in recent years. Multiple companies, including Bridgetown Natural Foods LLC, Lochinvar LLC and REI have announced plans to open manufacturing or distribution facilities in the community.
The state has announced close to 20 economic development projects in the county since 2020, totaling 6,300 jobs and over a billion in investment.
Lebanon’s leadership is also working to attract restaurants and other amenities. The city recently recruited sit-down restaurant Aubrey’s under a $1.5 million economic development incentive.
The South tops the Census' list of regions with the fastest-growing cities of a population of at least 20,000.
Cities in the South grew by an average of 1%. Celina, Texas, was the fastest-growing city, with a 26.6% increase.

Metro Nashville gained more than 5,600 residents last year, making Music City the 21st largest city in the country. The city’s population increased 0.83%, to 687,788. Zooming out, Tennessee as a whole grew by 1.1%
New York City is the most populous city in the country, according to the Census Bureau, with 8.3 million residents.

Give The House A Bath
A good scrub will wash away winter grime. Close all windows and doors, and cover the ground and hedges with plastic sheeting. Then hit the house with the garden house and spot clean heavily soiled areas with TSP. Use detergent sparingly, as it can harm your plants.
Paint the Exterior
Once your home's exterior is nice and clean, look for signs of peeling or chipping paint. You may need a touch-up or fresh coat. If you plan to hire a professional, schedule the job now so the work gets done by the end of the summer.
Inspect And Refinish The Deck
Winter was likely hard on your deck, so it's time for a little TLC. Start by sweeping it clean and removing any leaves or debris from between boards. Look for loose board and tighten or replace the screws needed to keep them in place. Then sprinkle water on the deck's boards. If it beads up, your deck is in good shape. If it soaks in, you may want to consider resealing.

Prep Your Air Conditioning
Get ahead of the heatwave by removing and either replacing or cleaning filters now. Plan to repeat each month during the season. Turn on the unit to ensure it's blowing cool air.
Spring Yard Cleanup
Start by raking up any remaining leaves in the yard that survived the winter. Next, lay down mulch in your flower beds and beneath hedges to protect plants from summer drought, and to keep weeds at bay. Turn your outside faucets and sprinklers back on and check for damage.
Reseed The Lawn
Fill in the bald patches before the summer heat. Later in the spring, when the grass turns bright green again, you'll want to fertilize to promote healthy growth.
Clean The Gutters
Gutters and downspouts should be cleaned twice a year, so we'll remind you again in the fall. For now, clear away any debris that may have collected during the winter to ensure that any last spring rain can flow freely away from your home's foundation.
